Letters will be sent to the affected areas of the Township which will include recent sales and different neighborhoods in the Township. All building permits are also reviewed each year, unfortunately due to the volume of permits we do not send letters out.

Additionally, the styles of homes are analyzed to determine the trends for particular types of properties. Commercial properties are examined in terms of their income-producing potential as well as any sales that have occurred. As a result of the analyses, a value is determined for every property in the Township. By completing annual reassessments within the Municipality the changes in the real estate market can be made as they occur. The Tax Assessor is responsible for identifying, listing and valuing all real properties within the Town.

Sales, income and cost data are analyzed in order to determine the assessed value of each property included on the Tax List, which is presented to the Morris County Board. This Tax List also includes a directory for property identification, information concerning exempt properties, tax data and a schedule of all tax ratables within the Town.
In order to have your assessment reviewed by the Tax Assessor, please supply the following data concerning your property. Assessment reviews are only conducted from October 1st to December 20th , with any changes being made prior to the filing of the Tax Book by January 10th. You will be notified of the results by mail via the annual postcard usually mailed end of January or you can contact the office after January 10th for the status.
No new information will be considered after December 1st. A copy of your Property Record Card can be obtained to assist in our review, just contact the office. All appeals of assessed value must be filed with the Morris County Board of Taxation by April 1 of each year.
